NxT Realty Buyer's Agent Process

Step 1 - Free Discovery call

This is an estimated 15min phone call where we will discuss your current financial capacity and identify your investment goals and how we can best help you to achieve them

Step 2 - Agreement

This is when we will confirm your engagement with us at Nxt Realty. We will need:

• Nxt Realty Buyers Agent Agreement -signed and returned

• Identification for all buyers

• Upfront fee payment

• FIannce pre-approval letter

Step 3 - Strategy Session

We will analyse your maximum buying power, understand your goals, discuss your focused suburbs, identify your property criteria, and keep note of any deal breakers you wish to avoid.

Step 4 - Property Analysis

We will shortlist properties according to your criteria and discuss the estimated purchase price, rental yield, and potential value. We will complete the necessary due diligence, including inspection and CMA reports.

Step 5 - Secure the Deal

Once we identify the property, we negotiate on your behalf and present your offer. We can also organise building & pest for you.

Step 6 - Close the Deal

Once the offer is accepted and the contract becomes unconditional, we will arrange a pre-settlement inspection to ensure the proeprty is ready for handover. Then wait for settlement! We can also recommend local property managers to help you with tenant finding process.

Step 7 - Whats NxT?

Congratulations on your purchase! But its not over it! We will keep in touch to discus syour portfolio polans and where to go from here so that we can continue to assist you to discover whats next for you in your property journey.
